Platform & Thesis

Disciplined Underwriting
Compressed Risk

EGX is positioned for a cycle of elevated capital costs and dislocated entitled lots across Southern California's highest-value residential markets. The thesis underwrites the cycle; the platform executes it.

01
Cycle Positioning
Elevated rates and tight debt have repriced entry basis. EGX deploys when distressed sellers and stalled lots create durable basis advantage.
02
Structural Cost Arbitrage
Modular plus integrated cross-border supply compresses all-in delivered cost below conventional build. The advantage is structural.
03
Compressed Time-To-Stabilization
Modular delivery shortens hold periods. Faster stabilization compounds IRR independent of exit cap rate movement.
04
Cross-Border Capital Channels
Family offices and accredited investors in Asia complement domestic Reg D 506(c). Structural redundancy across cycles.
How We Execute
Construction Stack
Modular, conventional, and adaptive reuse evaluated per project. Fixed-price modular with conventional fallback identified up front.
Cross-Border Sourcing
Material, equipment, and finish sourcing through long-standing Asia relationships. Structural cost compression.
Partnership Structure
Joint ventures, fee-development, or sponsored syndications selected by capital stack and operator alignment.

Specific cost frameworks, vendor relationships, supply chain economics, and underwriting frameworks remain confidential to qualified partners under non-disclosure.

Development Process

From Origination To Stabilized Exit

Six stages from sourcing to stabilization, each gated by underwriting milestones and capital decision points.

01
Origination
Proprietary deal flow across U.S. and Asia. Off-market sourcing through cross-border relationships.
02
Underwriting
Base, downside, and stress cases. Exit thesis tied to neighborhood comps and refinance triggers.
03
Capital Formation
Direct investment, Reg D 506(c) syndication, or joint venture structured to deal economics.
04
Construction
Modular, conventional, or adaptive reuse selected for cost and schedule advantage. Milestone draws.
05
Stabilization
Active asset management, lease-up, refinance, or sale evaluated against base-case at every milestone.
06
Exit
Refinance, sale, or 1031 exchange. Hold periods underwritten with explicit exit thesis and sensitivity range.
Capital Structure

How We Structure The Capital

Principal alignment, defined preferred return, and a sponsor promote earned only after investor capital is returned and hurdles are met. Specific economics disclosed under NDA.

Exploded architectural model of a capital stack: a granite base, two layers of blue structural glass, a thin gold layer, and a glass tower rising through the centre of all four.
  1. The Asset
Rises through every layer. One building, one capital structure.
  2. Sponsor Alignment
EGX co-invests alongside LPs in every transaction.
  3. LP Equity
Contributed capital, returned in full before any promote.
  4. Preferred And Structured Capital
Where the transaction calls for it, including EB-5 through a designated Regional Center.
  5. Senior Construction Debt
The base of the stack. Sized to the project.
01
Principal Co-Investment
EGX co-invests sponsor capital alongside LPs in every transaction. The discipline is structural.
02
Preferred Return
LPs receive a defined preferred return on contributed capital before promote begins. Pref accrues until paid.
03
Return Of Capital
All contributed capital returns to LPs before any promote distribution to the sponsor.
04
Sponsor Promote
Earned only after pref and return of capital. Tiered hurdles align sponsor with investor outperformance.
Important Disclosures
Reporting Cadence
Quarterly LP reporting on operations, financial performance, and capital activity. Annual K-1 distribution. Direct sponsor access for material questions.
Exit Discipline
Hold periods underwritten with explicit exit thesis and sensitivity ranges. Refinance, sale, or 1031 exchange evaluated against base case at every milestone.
Audit & Fund Administration
Independent third-party fund administration on syndicated offerings. Annual financial audit by qualified accounting firm. K-1 distributions issued through licensed CPA.
Governance
Each fund operates under Delaware LP structure with LP consent rights on material decisions. The Advisory Board provides institutional oversight on transaction approval and capital deployment.
Preferred return rates, promote percentages, hurdle thresholds, and waterfall mechanics disclosed in the PPM and limited partnership agreement, available to verified accredited investors under NDA.
